Paralegal

Job Summary:
The Paralegal II will be responsible for assisting with the acquisition of land interests under cell site locations, assisting with all commercial and legal negotiations with site owners and performing necessary transaction due diligence, and preparing the associated legal paperwork for the acquisition process.
Primary Responsibilities:
· Reporting and updating the Legal Director on the progress of site acquisitions and associated documentation.
· Contributing to strategic and planning efforts as a trusted and valued advisor
· Reviewing and reporting on due diligence items ?pre-acquisition? stage, including reviewing title documentation.
· Managing the negotiation of commercial leases and transfers and all aspects of site acquisition.
· Liaising with escrow officers for domestic files and external lawyers for international files by email and phone as part of the transaction process.
· Working with the Site Acquisitions Teams on legal matters, with a view to accurately completing documents and updating them with timescales for completion.
· Drafting contracts and leases for new tenants.
· Reviewing and approving lease extensions and termination of contracts.
· Utilizing CRM system to manage pipeline & upload transaction documents in M-Files.
· Following up with all aspects of the deals in processing; and
Qualifications
Education:
· Bachelor?s degree in Law or related.
· Paralegal degree preferred.
Experience:
· 2-4 years of experience in contract management, real estate processes, legal document development.
· Related experience in real estate contract terms, conditions, and language related to the wireless telecoms industry.
Technical Skills:
· Microsoft Office proficiency (Outlook, Excel, Word, PowerPoint), internet and database management
· Additional language, Spanish, French, Portuguese preferred.
Soft Skills:
· Strong attention to detail and organizational skills.
· Strong written and verbal communication skills.
· Ability to work independently and meet monthly deadlines.
· Ability to manage multiple projects/tasks simultaneously.
· Strong analysis and reporting capability.
· Ability to work in a fast pace and dynamic environment.
· Ability to exercise problem-solving and innovative-solution mindset to efficiently resolve issues.
· Self-motivated; able to work both independently to complete tasks and respond to department requests and with others to utilize their resources and knowledge to identify quality solutions.

· Eager to learn and ability to adapt to changing situations as needed.
Physical Requirements:
· Sitting at a desk for 6-8 hours a day.
· Working on a computer for 6-8 hours a day.
